Klövern continues to streamline the portfolio by divesting 4 properties in Säter and 12 properties in Karlskrona for a total of SEK 850 million. The properties in Säter have a total lettable area of around 44,000 sq.m, a rental value of SEK 37 million and an economic occupancy rate of 93 per cent. Landstinget Dalarna is Klövern's largest tenant in Säter and transfer of possession of the 4 properties is on 15 December 2016. The properties in Karlskrona have a lettable area of around 57,000 sq.m, a rental value of SEK 62 million and an economic occupancy rate of 95 per cent. The municipality of Karlskrona is Klövern's largest tenant in Karlskrona and transfer of possession of the 12 properties will be on 2 May 2017. In total, the properties in Säter and Karlskrona are sold in line with book value. The contract for divestment of the properties in Karlskrona include a clause relating to financing. After these divestments Klövern will not own any properties in Säter and Karlskrona.
Klövern has also divested the properties Köpmannen 4 in Hässleholm and Briggen 3 in Västerås for a total of SEK 44 million. Transfer of possession was on 30 November and 1 December 2016, respectively. The properties have a total lettable area of around 7,000 sq.m.
Furthermore, Klövern has acquired the property Majorna 220:5 in Gothenburg for SEK 150 million. The property which has a lettable area of 4,410 sq.m., and in addition garage space of 2,970 sq.m., is fully let. The largest tenant is Västra Götalands Läns Landsting. Transfer of possession is on 15 December 2016. The acquired property is situated in a strategic location along Södra Älvstranden right next to two other properties (one of which is a site leasehold) that Klövern acquired in 2015. The acquisition will be financed through a combination of bank loans and equity.
