Reduce heat consumption
Heat consumption is reduced through Klövern’s employment of a full-time energy optimiser who regularly trains all technicians and establishes routines. The intranet also has a check list for surveying property. An energy officer is appointed for each unit and this person meets regularly with our energy optimiser in order to exchange ideas. Collaboration with those who work with such issues is vital! Relevant investments in properties that consume an abnormally high amount of heating also help us to reduce consumption. Examples include heat recycling in ventilation, modernising and adjustment of automatic control equipment. Lowering the temperature in properties where this is possible reduces heat consumption without investment.
Environmental auditing of all properties
All properties should be environmentally audited according to a customized model produced during 2009. The audit aims to highlight any environmental risks and to create a portfolio of documentation about the properties.
New building in accordance with Klövern’s environmentally friendly concept building.
Construction of Klövern’s first concept building has started in Kista. This construction is a result of a newly-signed lease with Ericsson which, among other things, includes an office building of almost 27,000 sq.m.
New building and refurbishment according to the Green Building Requirement.
The concept building in Kista is being built to comply with the Green Building requirements. In collaboration with Ericsson, the building will also comply with LEED’s gold level**. An especially large number of cycle places and fewer garage spaces are being built to encourage use of environmentally friendly means of transport. Klövern's first green building was an existing property in Västerås, Allmogekulturen 5.
Environmental report when closing the accounts
Reviews in connection with closing the accounts should also include changes that have taken place based on the environmental goals.
Ongoing work with Green IT
Staff are encouraged as far as possible to make use of telephone and web meetings rather than face-to-face meetings. A video conferencing system is being introduced in stages. This will enable a lot of training and meetings to take place as distance meetings, reducing travel and saving time. For face-to-face meetings, staff are encouraged to choose the most environmentally friendly mode of transport possible, based on time and cost factors.

Ongoing reduction of heat consumption.
A water saving project was started in 2008 and concluded in 2009. This project led to a saving of around 30 per cent from 2007 to 2010. Water consumption has decreased from 0.5 cu.m per sq.m. in 2007 to 0.3 cu.m per sq.m.
Ongoing efficiency improvement of waste handling.
As far as possible, in each municipality, sorting of waste at source should be introduced at all properties.
We should draw up proposals for new systems where reading of waste/kg is possible. We can then charge tenants on an individual basis and at the same time collect statistics.
Plan for phasing out PCB.
A report on the result of the PCB audit is being produced, which will also take up when and how it is planned to phase out PCB.
